Seller's Roadmap

Meet with a Real Estate Professional!

There's no commitment required on your part for the initial meeting. It will be educational and give me a chance to hear what you're looking for. As a home buyer, your agent's commission is paid by the seller in most circumstances. This means your representation costs you nothing!

Get Pre-Approved

Getting "pre-approved" means a lender has reviewed your documents and has determined how much you'll be able to spend on a home. This document will get submitted with potential offers to show sellers that you're legit. You'll need pay stubs, W-2's, and bank statements.

Search for Homes

This is the fun part! I will schedule showings and help to find you the perfect house. Not all real estate websites are the same - I will set you up in our search system to ensure you're seeing the most accurate data.

Make an Offer

I will help you decide on the price and terms based on each individual situation and prepare the offer to submit.

Negotiation and Contract

Depending on the market, it may take a few tries to get one under contract, but we will! A price and the terms will be agreed on by both you and the seller and I will help you along the way to stay on top of your rights and responsibilities within the contract.

In Escrow

Also seen as "under contract" or "contingent", the house is effectively held for you until closing as long as both parties hold up their ends of the contract.

Due Diligence

This is your time to do your due diligence (AKA stalk the hell out of the place)! Its always a good idea to check flood zones, wetlands, town records, and anything else you can find. I will help you get an inspection done, order the appraisal, coordinate the title search with your attorney, and finalize details with the lender. We'll navigate the inspection and appraisal results together, and adjust any contractual details as necessary. This is where its super important to have a good buyers agent on your side.

Closing Day

CLOSING DAY! I'll accompany you through a final walkthrough on the day of, making sure all repairs have been made and house is in the agreed upon condition. Final documents will be signed at the attorneys office, where funds and ownership will be transferred - AND where you'll get the keys!

CONGRATS!

YOU'RE A HOMEOWNER! :D
